Compliance:

We are a trusted partner for our clients in the identification and delivery of compliance solutions. This includes Essential Services System Operational and Installation Compliance, Ordinance BCA and National Construction Code reference along with Australian Standard Compliance.

With a relatively unregulated contractor approvals structure, the fire protection industry often uses people without the requisite skills and industry experience required to achieve compliance in operation and instillation. Our consultants are actively involved in Australian standard committees and are continuously liaising with fire engineers, private certifiers, fire protection contractors and local government authorities to achieve the desired outcome for our clients.

Project Management:

CEE3 has the skills and capacity to project manage jobs of all sizes from minor system upgrades to complete networked fire detection and alarm systems, EWIS systems, sprinkler systems and any other essential service related works.

System Interface Testing:

Fire System Interface Testing (SIT) is a requirement in the Australian Standard AS 1851. Once the Fire System Interface Test has been completed, information is gathered as to how the fire protection systems operate in fire mode. This provides the property owner/manager with information on how to address any issues regarding performance of the integrated fire protection systems.

Together with the interaction of fire, mechanical and building systems, Australian Standards require assessment of correct operation of the system interface. CEE3 has extensive experience in such assessments and the identification f solutions to ensure compliance.

Even though our industry is based around Australian standards and codes for all aspects of our business – it is more often than not that systems are installed incorrectly or in a non-compliant manner. Our depth of knowledge assists us in identifying these issues as well as finding pragmatic solutions to rectify and thus achieve compliance.

Due Diligence:

A due diligence audit provides an assessment of compliance with clauses of the BCA, identifies significant departures and provides appropriate recommendations and strategies . The due diligence audit inspection and documents reviewed on site determine the characteristics of the building, including the Building Code of Australia (BCA) compliance with regard to fire safety provisions.

Once a property is completed by the developer, we are often engaged to commission test the new and existing equipment. It is surprising how often these systems are signed off as complete and operational – but are not operating in line with the design requirements or intended operation. The owner thus fails to achieve value for the works intended but not completed.

Fire System Dilapidation Reports:

Dilapidation reports are completed in documenting the condition of a property or building. A dilapidation report is a conditional inspection and report, with photographs of a building or property that is undertaken prior to works commencing. Most councils will require a dilapidation report as part of their approvals for a development.
